Hidden gem
Privately tucked away in a conservation area, just off the A49, Sunnymede is the home you never knew was there – and once seen, never forgotten.

Pull up along the open banjo shaped driveway, where there is ample parking in front and to the side of Sunnymede. Dating back to 1923, Sunnymede stands in the field where the solicitor who built the home played as a child, referring to it as his ‘sunny meadow’.

Since extended, developed and redesigned, the current owners have made significant structural improvements, replacing the roof, updating the windows and creating a sensationally styled kitchen dining area that embraces the original archways which are a motif throughout the home.

Lovingly restored
The final touch to the restoration and remodeling includes a new portico entrance, the tiling replicating the Edwardian marble within the inner porch, creating a handsome first impression and providing practical shelter upon arrival home. Ahead, the first friendly curves of Sunnymede dress the front door.

Welcome home

Step into the inner porch, where there is a cloaks area for muddy boots and coats, before continuing through the re-creation stained-glass door into the entrance hall. Polished, hardwood flooring extends in a herringbone design, restored by the current owners and running through to the dining room and lounge.

Heritage touches
Reclaimed from a 200 year old manor house in Weaverham, an intricate hand carved staircase turns up to the first floor. Ahead, secret storage ideal for cleaning essentials, lies hidden behind the clever panelling. There is also a WC refurbished within the last two years and featuring WC and wash basin.

Beneath the stairs in the cool, discover a handy, drinks store cupboard ideal for storing beer and wine.

Ahead, make your way through to the drawing room, where a cream wood-burning stove set within a marble fireplace imbues the room with a cosy warmth.

Silvery cream carpet coats the original wood block flooring underfoot, harmonising with the churned milk tones in the walls, where original picture rails and attractive coving add character.

Entertaining haven
A duet of glazed, French doors draws daylight through the room, with chandelier lighting above adding an ambient touch in the evenings. Sociable and elegant by design, this is the consummate entertaining room.

Continue through the door opposite to the dining room, light and bright, doors again open up to the garden, blurring the boundaries between indoors and the garden beyond…ideal for summer soirees and barbecues. Step outside the French doors to discover a suntrap area, next to the pond.

Dine in style
Seat ten around the table, illuminated by an opulent chandelier above. An oak fireplace, relocated from the lounge, and Farrow and Ball’s Parma Grey create the perfect period feel. Perfect for festive feasting, formal dining and Sunday roasts.

Open the original, weighty door, through to the kitchen beyond, sensing the sublime ease of flow Sunnymede possesses.

Archways captivate the eye, an homage to the former loggia. Restructured and transformed in harmony with the heritage of the home, this designer inspired kitchen offers ample storage within its antique pine, contemporary painted units and central island.

OWNER QUOTE: “It is the most fantastic kitchen for children. You can carry on activities such as arts and crafts and all be together.”

Captivating curves
Chinese slate flooring, purchased in Somerset, takes on the ambient temperature of the Aga creating a cosy and welcoming atmosphere. Spotlighting above shines down, picking out the earthy cheerful tones in the slate, a most forgiving surface for pet owners and those with a practical outdoor lifestyle.

Granite and easy-to-clean sycamore form the worktops, with integrated dishwasher, and a chiller fridge and microwave space within the island. The central island is graced with deep drawers for pots and pans, and cutlery, with a handy suspended utensil rack above.

Dine or breakfast while looking through the archway windows, soaking up sublime garden views. From the kitchen, double doors open out to a stylish gazebo and terrace, ensuring a constant connection with outdoors.

A tall matching designer larder cupboard provides more space and faces a utility room with further storage and space for a fridge-freezer and plumbing for a washing machine and tumble dryer.

Snuggle down
Make your way through to the snug, the original kitchen to Sunnymede House. Updated with a new brick chimney breast, within which a wood-burning stove is inset, modern wooden flooring in tune with the character of the home extends underfoot.

Cosy and quiet, retain contact with the comings and goings of the kitchen next door, whilst watching television or reading a book. A handy playroom for those with children, this room flows back to the entrance hall.

And so to bed…
Take the antique spindled staircase up to the first-floor landing, and discover storage space in the large cupboard.

Turning left, step through to the sunny, south-west facing second bedroom, currently serving as a crafting room. Perfectly proportioned, two windows draw in the light whilst framing verdant views out over the garden.

Next door, dressed in muted tones, seek solace and slumber in the master bedroom. a feature fireplace adds ambience whilst two large windows frame views out towards Helsby Hill, visible from the bed. Preceding this, the mature oak tree-lined garden attracts wildlife for idyllic views.

Soak and sleep
Refreshment awaits across the landing in the family bathroom, embodying a French feel with its shuttered windows and dove grey and white décor. Part tiled, a wash basin is inset within a vanity unit with a separate WC, bath and corner shower.

Located in the attic above is the hot water cylinder. Part boarded to the main loft, drop down ladders to both attics proffer the opportunity for further storage space.

Next, reach the fourth bedroom, a cosy double which currently serves as the study, ideal for those working from home. Look out over the mature tree line that surrounds Sunnymede.

Formerly a shower room, discover a deep walk-in storage cupboard next door, ideal for stashing your camping equipment, fishing gear or suitcases. At the end of the landing is another double bedroom, with a large window overlooking the front of Sunnymede and a picture window overlooking the north-west side of the garden. Light and bright, there is ample space for your double bed and other furnishings.

Refresh and revive
Freshen up in the newly fitted shower room next door, featuring integrated WC and wash basin with overhead mirror. Spritz away the night’s sleep beneath the jets of the spacious, walk-in shower.

Arrive at the fifth double bedroom, West facing, sunny and overlooking the mature garden via a large window. Spacious and serene, this serves as the main guest bedroom decorated in tasteful Farrow and Ball tones and accommodating a double bed, chest of drawers, wardrobe and bedside tables.

Sunshine, shelter and shade
Outside, set in two thirds of an acre, Sunnymede garden awaits. Transformed from its meadow origins, the former tennis court has been screened with attractive Beech hedging with the addition of vegetable gardens and flower beds, patios, potting shed and greenhouse. There is also a secure store handy for garden equipment, a garage and a pretty summer house. An ornamental pond contains established water plants and is a haven for wildlife.

Entertain family and friends outdoors, with the former tennis court perfect for marquee parties. The gazebo covered patio offers al fresco entertaining with shelter and shade to make the most of the day.

Raised beds host gooseberries, raspberries, blackcurrants and rhubarb, whilst another area contains asparagus, kidney beans, potatoes, carrots and more.

Fruit trees swell with apples and cherries at stages throughout the year (the Morello cherry tree by the patio provides bumper crops perfect for jam making) whilst beyond the greenhouse and potting shed discover raised beds for cut flowers, prolific in the summer months.

Set on its own private raised decking, the summer house offers rest and refuge even on inclement days, providing additional space for entertaining and a true viewing vantage point of the garden.

Finally, a wooden garage built in the same style as the summer house is ideal for storage.
