Old Heyeswood Farmhouse, 427 Chester Road, Hartford, CW8 2AF
Old Heyeswood Farmhouse is a home filled with history, lovingly restored and reimagined. The property sparks passion and imagination for all those who crave the dream family home.

Victorian red brick architecture to the front combines with a more ancient farmhouse feel, with contemporary flourishes to the rear kitchen extension. Brimming with bedrooms, dens and lounges and an exciting penthouse floor blank canvas, Old Heyeswood Farmhouse also features an independent annex and double garages filled with the potential and versatility to be developed further.

Conveniently located on Chester Road (with the main reception room peacefully located to the rear, it's easy to forget how close by civilisation is), turn onto the driveway on the left, just after the railway station leaving Hartford.

With plentiful parking for up to four cars on the courtyard, and garaging for a further two, there is always room for family and friends.

Admire the handsome red and cream gabled visage from the front, where pedestrian access leads through an iron gate and along a short pathway, lined in lavender, to the front door. Above the porch, a hand painted name plate inscribed by a previous owner reads, 'Old Heyeswood Farmhouse' whilst the front door itself features traditional stained-glass crafted by the current owner. All signifiers of a home anyone would be proud to put their name to.

A warm welcome
Perhaps the most natural approach to Old Heyeswood Farmhouse is through the rear entrance from the courtyard, leaving wellies and walking boots in the porch as you step through into the entrance hall.

Light permeates the entrance hall through a window overlooking the courtyard and a Velux set into the gently sloping ceiling. Stash your coats and hats in the cupboards before making your way through to the inner hall, where there is a utility room, plumbed for a washing machine and with space for extra freezers and a fridge.

Tucked away to the rear, slip through into the quiet and secluded lounge. Neutral stone carpet balances the rusticity of the exposed red brick fireplace, set beneath an oak mantle, reclaimed from the iconic Boddington's Brewery in Manchester, with its log-burning stove, to create a cosy and embracing space. Connected to a boiler, this useful log burner helps contribute to the heating system when in use.

Snuggle up in the winter months, glass of wine in hand and enjoy the peace and tranquillity of this room. A handmade, hand painted cupboard on the back wall of the lounge is an original touch, added by the craftsman who fitted the kitchen. Opaque glass conceals the view from one window, a relic of the farmhouse's former incarnation as a public house.

Homely hub
Flow through; a wide glazed door leads to the kitchen, the sociable hub of the home, where the inviting warmth from the Aga offers a perpetual welcome.

Tiled underfoot, this bespoke, handmade kitchen was designed and fitted by David Lisle of Macclesfield. Hand painted, it would be relatively easy to update the colour along with the current trends should this be desired. Abundant storage is provided by the extensive cabinetry and drawers, which feature a larder cupboard, crockery cupboard and illuminated glass fronted cupboards with glass shelving. Wall mounted units and a sideboard also contain uplighters and downlighters, for a kitchen that is warm with ambient glow.

Large pan drawers are set within the central Island, coated in a gleaming granite top, iridescent beneath the feature pendant lighting.

Integrated appliances include a dishwasher, twin ceramic sinks with fluting, filtered cold water tap, two fridges with freezer compartments, and of course the sleek black, four-oven Aga. New to the sustainable heating and cooking delights of the Aga? Not to worry, demonstrations in use are provided by the nearby Aga shops at Chelford.

OWNER QUOTE: "The Aga keeps the kitchen so warm, it's such a sociable place. If you go on holiday, you can programme the Aga to a sleep setting and it will come back up to temperature for your return."

Light and bright, the kitchen is a modern (2008) extension to the farmhouse, featuring a vaulted ceiling containing two east-facing Velux windows which flood the room with morning sun. Above the Aga, a south-facing window delivers light throughout the day.

On summer evenings, slide back the bifolding glass doors and blur the boundaries between the indoors and out. West facing, soak up the late afternoon and evening sun. The open flow into the lounge, with the extendable door open is perfect for parties. With space for a sofa in this family-sized kitchen, recline after eating dinner at the kitchen table. Or, feast in more formal style in the dining room, located off the entrance hall.

A duo of windows draws daylight into the dining room, accentuating the tones in the wooden floor underfoot. Note the quirky shapes in the walls and ceilings throughout Old Heyeswood Farmhouse, 'conventional' is not a term to be uttered within these walls.

Refresh and revive
Across the way, freshen up in the accessible ground floor bathroom, where light serenades the space courtesy of a high, vaulted ceiling. Chic and sophisticated in its styling, step into the walk-in shower and feel the restorative benefits of the pressurized water system. Or for a more laid-back vibe, sink into a bubble bath in the roll top tub.

OWNER QUOTE: "Having a downstairs shower room is very handy when coming in from the hot tub."

Versatile spaces are the hallmark of Old Heyeswood Farmhouse, stepping through to the study, situated in the formal entrance hall area off the main front door.

Exposed beams create a homely, rustic feel, whilst colourful light cascades in through the stained-glass, illuminating the parquet flooring. An electric traditional-style fire is set within the recessed hearth of the capped chimney breast, topped by a stunning oak mantle beam. Peaceful, with views out to the front, keep an eye out for deliveries whilst you work.

Tucked away at the end of the hall, is the sumptuous sitting room, where modern parquet flooring extends underfoot. Currently used as a music room, this sunny space overlooks the verdant garden, enticingly in reach beyond French doors, whilst a cast iron open fireplace with working chimney and tiled hearth conjures up cosiness on cooler wintery days.

Sweet dreams
When evening's cloak falls and slumber calls, take the stairs up to the first floor where a collection of individual and unique bedrooms awaits.

Nestled above the sitting room, is bedroom four, a carpeted double bedroom, with an ornamental cast iron fireplace. A peaceful guest bedroom, located at the opposite end of the house to the master, this room is conveniently situated next to the bathroom.

Wooden flooring underfoot harmonises with the vanity unit beneath the wash basin and panelling to the bath. Above the bath tub is an electric shower. In addition to a WC, there is a storage cupboard on the wall for all your lotions and potions.

Located to the middle of the farmhouse and looking out over the front is a third bedroom, laden with storage in the form of two fitted wardrobes. Another ornamental cast iron fireplace offers character.

Both this bedroom and the neighbouring second bedroom feature painted beams to the ceiling. Light, inviting and with a touch of glamour, bedroom two contains an array of fitted furniture including wardrobes, dressing table (with inset lightbulb illumination) and drawers. Ideal for teenagers, there is a built-in study area, fitted with desk, shelving and downlights.

Moving from the front to the rear, discover the private master bedroom, with views out to the east and south and bathed in light. Latched doors to the wardrobes and ensuite are angled into the walls for a pleasing aesthetic appeal, with a cast iron ornamental fireplace adding a touch of heritage.

Freshen up in the ensuite, containing an electric shower, WC and wash basin.

Designed as part of the original kitchen extension, sneak a peek at the uniquely shaped study, with its triangular window and Velux, inviting light in. With optional rooms downstairs and in the annex offering up their services as a study, consider the potential to create an additional bedroom, dressing room or bathroom here.

Raise the roof
A penthouse level awaits up a second set of stairs…where two large rooms brim with potential. Utilised as sitting rooms and bedrooms (where better for a children's sleepover?) consider creating a self-contained suite on this level, perfect for teenagers craving their independence. There is also a useful storage loft on the second floor.
Escape into the outdoors, where a secluded walled garden awaits. Spy the first heralds of spring as daffodils and camelia reveal their colourful blooms, chased up by the flowering cherry trees, magnolias and bluebells.

The greenhouse, positioned in the sunniest part of the garden, provides a good start for germinating seeds, ready to plant out in the raised beds in the summer time. A variety of fruit grown in the garden includes cooking apples, damsons, splayed pear and apple trees and raspberry canes.

Prolific colour is provided by a number of rose bushes, climber roses, and climber plants, whilst summer sunflowers peep over the wall.

Catch the sun in different areas throughout the day, listening to the melodic sounds of the two water features and the natural soundtrack of birdsong.

Enjoy barbeques on the patio, where sunken lights provide ambient illumination, or enjoy a refreshing plunge into the hot tub.

Outbuildings and annexes
Explore the workshop in the courtyard, containing the remnants of an old Range. Two garages are ripe with potential, at different times having had planning permission for a flat and design studio.

Conveniently accessed via the rear porch, three large rooms and a shower room are currently utilised as a classroom, garden room with gym equipment and a studio-games room. So versatile, this 'wing' of the farmhouse could easily be adapted to serve as office space for those working from home or even as self-contained living for a relative.

Out and about
For those looking for a welcome relief from the city lights, Old Heyeswood Farmhouse occupies the prime location.

Commuting has never been so convenient; only a five-minute walk away, Hartford railway station is on the Liverpool to Birmingham line and only 12 minutes from Crewe and trains to London and the West Coast mainline to Scotland. It is also in close proximity to road network connections.

From the front door, if you time your connections right, it is possible to be in London via Crewe in under two hours; although with so much versatility at home, why travel to work at all?

Walk around Hartford, where the regularly featured blue plaques give an indication of the history of this village. Call in at your local pubs, the Coachman, the Red Lion and Hartford Hall. Enjoy dinner at Hartford Hall or one of the other restaurants and cafes including Chime or The Hart of Hartford.

Dog owners can exercise their canine companions across the fields to Littledales Lane or Hodge Lane, continuing across to the Sand Quarry or to Cuddington.

Plentiful amenities await in the village, where you can find a Post Office, Co-op, butchers', pharmacy, florist, hairdressers and more.

Families are well served by a number of primary and secondary schools, both state and private.

Dating back centuries, Old Heyeswood Farmhouse is a unique and characterful home that has moved forward with the times, yet retains a constant connection to its past.

Ideal for an extended family, a growing family or those seeking space to work from home, flexible living with character and potential is assured at Old Heyeswood Farmhouse.
