Four-Bedroom Detached Family Home with Extended Living Space in the Heart of Tarporley

Set on a large corner plot within a quiet cul-de-sac, yet only a short stroll from the heart of Tarporley High Street, 16 Lime Close is a beautifully updated four-bedroom detached family home where village life and everyday practicality come together with ease.

Extended to the rear to create a light-filled family breakfast room, the home has been continually improved by the current owners, with a redesigned kitchen, updated bathrooms, engineered wood flooring, new carpets, new boiler and a wood-burning stove among a comprehensive programme of works. Outside, a private garden, driveway parking for several vehicles, EV charging and an integral garage complete a home designed around comfortable, sociable family living.

Ground Floor

Step inside to the spacious reception hall, setting the scene for a ground floor that offers an excellent balance between open, sociable spaces and rooms in which to retreat.

To one side, a dedicated study creates a quiet place to work from home, with fitted shelving and a desk providing useful built-in storage. A cloakroom is also conveniently positioned off the hall.

The living room is a wonderfully generous space, extending from front to back and drawing in natural light from more than one direction. The addition of a wood-burning stove offers a cosy focal point for winter evenings, while French doors open directly onto the garden, allowing the room to take on a completely different character during the warmer months.

Across the hall, the kitchen sits at the centre of everyday life. Redesigned and renovated by the current owners, quartz worktops provide plenty of preparation space, with a range of integrated appliances including a dishwasher, Aga hob and oven and microwave combi oven. Storage has been carefully considered, ensuring everything has its place while retaining a clean, contemporary feel.

The kitchen opens naturally into the extended family breakfast room, creating one of the home's most inviting spaces. Light streams in from above and through French doors onto the garden, making this an easy place to gather throughout the day, from breakfast before school to drinks with friends as the doors stand open to the garden.

LIFE AT NO16: “We love the kitchen. It really is the heart of the home, and everyone seems to gather there when we have friends and family over.”

First Floor

Upstairs, four bedrooms provide plenty of flexibility for family life.

The master bedroom is an impressive double, complemented by its own en suite shower room and fitted wardrobes, creating a comfortable retreat away from the living spaces below.

A further generous double bedroom sits alongside two additional bedrooms, allowing plenty of scope for children, guests or an additional home office as family needs evolve. Fitted wardrobes provide useful storage within the bedroom accommodation.

The bedrooms are served by the family bathroom, while additional storage can be found within the partially boarded loft, which benefits from ladder access. New carpets have also been fitted across the stairs, landing and bedrooms as part of the owners' recent improvements.

Outdoor Living

Privacy is one of the garden's greatest assets. Not overlooked by neighbouring homes, mature trees and hedging line the boundary, creating a leafy backdrop and a genuine sense of separation.

French doors from both the living room and family breakfast room encourage the garden to become an extension of the accommodation in summer, making it easy to move between indoor and outdoor spaces when entertaining.

A path running alongside the house is softened by established planting, while the garden provides space to relax and enjoy the outdoors without demanding excessive upkeep.

To the front, a large driveway provides parking for several vehicles, complemented by an EV charging point and integral garage. The garage also houses the boiler and offers further storage, with additional storage available beneath the stairs and within a large garden shed.

LIFE AT NO16 - “The garden feels very private. It isn't overlooked, and the trees and hedging along the side give us plenty of cover without making it feel enclosed.”

Life Locally - The places our owners know and love...

LIFE AT NO16 - “Being able to walk into Tarporley is a huge part of why we love living here. The shops, pubs, schools, doctors and golf course are all within easy reach.”

Everyday Essentials
One of the great advantages of life at Lime Close is just how much can be reached on foot. Tarporley's local Co-op on the High Street is the owners' go-to for everyday essentials, while the village itself offers an excellent collection of independent shops and services within an easy stroll of home.

Favourite Walks
There's little need to get in the car when it's time for some fresh air. The owners enjoy walking around the village, heading to the golf course or following one of the many local footpaths that weave out into the surrounding Cheshire countryside.

Dining Out
Living within walking distance of Tarporley High Street means an impressive choice of places to eat is close at hand. The owners are particularly fond of the village's local dining scene, making spontaneous meals out and evenings with friends refreshingly easy.

Local Pubs
The Swan on Tarporley High Street is a particular favourite, combining a welcoming pub atmosphere with a long history in the village. There are also plenty of other country pubs dotted around Tarporley and its surrounding villages when the mood calls for venturing a little further afield.

Sport & Leisure
The owners enjoy walking to the golf course, while Tarporley's position amongst the Cheshire countryside makes it easy to spend free time outdoors. For a change of scenery, Delamere Forest is within comfortable driving distance for woodland walks and outdoor pursuits.

Schools
Families are particularly well catered for. The owners highlight Tarporley CE Primary School, Eaton Primary School and Duddon St Peter's Primary School among the local primary options, with Tarporley High School nearby for secondary education. Independent schools including The Grange, Abbey Gate College and King's in Chester are also accessible.

Getting Around
For journeys further afield, Crewe, Cuddington and Chester railway stations are among the options highlighted by the owners. Chester and Delamere Forest can both be reached within around half an hour by car, while Tarporley's position provides convenient access across the wider Cheshire area.

Village Life, Just a Stroll Away
What makes 16 Lime Close particularly appealing is the balance it strikes. Peacefully positioned within a private cul-de-sac, the garden feels secluded and the home provides genuine space for a family to spread out, yet doctors, schools, shops, cafés, pubs and Tarporley's historic High Street are all within walking distance.

Thoughtfully improved, extended and designed around the way families actually live, this is a home equally suited to quiet evenings beside the wood burner, summer gatherings with the doors open to the garden and simply stepping out of the front door to enjoy everything Tarporley has to offer.
